GET READY TO SELL!
I recently worked on preparing two homes to hit the market.  I have a third home beginning this week. The main goal is I want it to appear cared for by their owner so that it appeals to buyers.  If you do not put your best foot forward by starting on the outside you won't get buyers to take a 2nd look. Once inside buyers will make a judgement the first 10-15 seconds upon entering the home.  If you do not fix the little things, it makes a buyer wonder if there are bigger things that require attention and it may give the buyers pause. 
I keep budget and putting "my best foot forward" at the top of my mind.  Obviously, sellers want to keep the expenses low but the return on investment is the speed in which you can sell the house and selling for the best price possible.  Even if you do not think you will be selling this year but may in the near future, start with the little projects NOW!
Curb appeal will entice buyers.  Updating the front door will welcome buyers.
Paula's Tips For Getting Your Home Market Ready
Tip #1 - Remove any bulky, dated furniture, lighting or curtains.
If you have some kind of feature in the house that is very dated or tired looking, like built-ins, dated decorative lighting, dated wallpaper, tired looking wall hangings - remove them if you can.
Tip #2 - Get a professional cleaning.  Notice the little things
Have a professional group of housekeepers in to do a big once-over on everything.
We cleaned the ceiling fans, wiped down all the doors and trim, cleaned the windows, inside the cabinets, bathrooms, appliances etc.  All was spic and span and sparkling when done!
Don't forget to look down at the registers, the light switches, the doorknobs. Don't underestimate how the little things can effect a sale.
Tip #3 - Paint - PLEASE choose wisely!
YES! Paint the walls in a light neutral color.  It makes everything look so fresh!  But PLEASE do not just paint it gray because you think that is what is popular.
In both of these homes, I chose a neutral color that would appeal to most buyers.  They could add any color furniture if they wanted to.
This homeowner did not have it in the budget to paint the oak trim.  However, if you are selling an upper bracket home, I recommend painting the trim and cabinets if you want to sell fast and at top dollar.
We painted in both of these homes and it looks so fresh and appealing!  All nail holes were patched and it really looks pristine.
There are other things you should do if your budget allows like updating appliances, new flooring or freshening up the landscaping.  Bathrooms and kitchens sell homes.....would yours sell YOUR home?
