If you are looking to purchase a home, then it is vital that you find one where the roof structure is sound. On the other hand, if you already own your own home, then you need to watch regularly for signs that your roof structure is decaying. Here are some tips to consider when looking for roof structure damage. Remember that it can occur on a new home or on one that is ancient.

Water Damage

Water damage to ceilings can be a sign that the building’s roofing materials need to be replaced or it can be a sign that the roof’s structure is giving way. Watch for brown spots of ceilings in your home. If the building has a wooden structure, then pests, like carpenter ants and termites, can cause it to decay. If water leaks have gone undetected or unfixed, then mold and mildew can weaken roof structures. If the home has a metal structure, then rust can cause structural issues. Water damage often appears first in the attic.  You will also want to check that any additions to the home are designed to move water away from the original structure as poor design often causes more water to land on the original roof during a storm than it is intended to move away effectively.

Poor Drainage

If the home lacked proper drainage, then the roof’s structure may be damaged in numerous ways.  Water that has not been carried away from the house by downspouts and gutters can get under roofing materials causing the wood to rot. If water has been allowed to puddle on the roof, then it can cause weak spots. Did you know that water weighs 62.4 pounds per cubic foot? That is a substantial weight to bear over time! Standing away from the edge of the building and making the roof is in a straight line helps to spot this type of damage.

Missing or Damaged Roof Trusses

When plumbing, electrical, or other types of changes are made to the home, penetrating the roof is often necessary. Therefore, workers in other industries usually remove roof trusses because they do not understand their importance. Some roofers also do not understand the importance of designing the roof, so its weight rests on load-bearing walls. When non-weight-bearing walls bear the weight, these walls can weaken over time. Look particularly at areas where workers have joined newer and older parts of a home. You may discover this problem when windows and doors will not shut properly because the walls have shifted.
