Welcome to the first monthly newsletter from Rental Experts. While the name is new, the property management expertise of our amalgamated team, led by Bronwyn Inglis, goes way back. We are looking forward to working with, taking care of your investment also keeping you up to date on industry news and property insights.

New premises, new services, same expertise

Located at 9-11 Reyburn Street in downtown Whangarei, Rental Experts has begun taking care of rental properties previously managed by Judy Morgan and First Rentals. 

From property management to development, with an online edge

Director Allan Inglis says Rental Experts aims to be a ‘one stop shop’ for property owners, offering products and services identified as value-added for landlords or investors.

“We help landlords and investors find out how to capitalise on one of the most reliable investments there is: bricks and mortar residential property,” Allan says. “On top of day-to-day maintenance and inspections, Rental Experts will showcase a lot of our properties online, including investment properties and new builds. To this we’ll also add advice on valuation, construction and subdivision, taking property owners through development options to maximise the value of each property.”

The property manager for most of the 500-plus properties under Rental Experts will remain the same, so tenants largely will have the same reliable go-to person for any tenancy issues.

Rental Experts will also provide landlords with exclusive opportunities for education around meth issues, healthy homes insulation, building warrant of fitness and maintenance programmes over the lifetime of the asset.

It was autumn 2018 when Rental Experts started coming together, with Judy Morgan Property Management and First Rentals uniting as one brand and adding input from Black Salt Property Management. In July, the old offices were closed and fresh premises opened at our new location.

Every day we're visiting properties in person to ensure maintenance, tenant enjoyment and property upkeep are all going well. Our branded cars, from locally owned dealership Mark Cromie Holden, help us serve you. We're only a phone call away when you're wanting quick advice on how your property can be developed. 

Sharing space with Uber Real Estate

Inside Rental Experts you'll also find Northland real estate legend Danny de Graaf operating the new brand Uber Real Estate. Danny is known for his strong sales record and expertise in land acquisition and development. Recently, Danny has helped make Whangarei's largest-ever hotel development a reality. 

FAQs: The Insulation Situation

There is one year left to comply with new insulation rules for rental properties. As a landlord, here's what you need to know...

Landlords are being reminded to insulate before it’s too late. Rental Experts can help you from giving guidance to putting you in touch with insulators ready to get the job done quickly. In fact, we have a staff member who is dedicated to compliance with standards around insulation, meth testing and more.  MBIE has been reminding landlords and property managers they have until July 1 2019 to meet the new requirements of the Residential Tenancies Amendment Bill and Healthy Homes Guarantee.

Some of the essential stuff you ought to know includes:
  • Rental properties (that don’t currently meet minimum levels of insulation) will need to be insulated to a level that is the same as the current building code insulation requirements for new homes
  • Landlords must make all reasonable efforts to find out what insulation is in their rental property. This includes physically looking, engaging a professional to do an assessment, or checking the council building file and filling in any shortcomings in the property’s insulation.
  • Insulation statements must be included in all new tenancy agreements. Landlords must disclose whether there is insulation in the rental home, where it is, what type and what condition it is in
  • Homeowners with Community Services Cards, or living in an area deemed as lower-income are eligible for grants covering 67% of the cost of ceiling and underfloor insulation. 
  • Try Google Map My Business for insulation services in your area, or phone on 09 459 7139 and we'll help. 
  • A landlord who does not make a complete insulation statement or includes anything they know to be false may be liable for a penalty of up to $500.
