Merry Christmas

2019 has been an exciting year for all of us at Finn’s. We have helped lots of you to move homes, start new tenancies and put property to work for your business in all kinds of ways.

We headed to the Duke William in Ickham this month to celebrate 5* client reviews, relax after a busy year and share stories from our offices in Canterbury, Sandwich and St Nicholas at Wade. In this newsletter, we give you some of the highlights and achievements from Finn’s over the past year.

Planning 2019

Our Planning Team enjoyed a very busy and successful 2019. With a rapidly expanding workload the team was pleased to welcome June House in the summer to assist our Planning Consultant, Jane Scott, on all aspects of planning work. June brings more than 26 years of local authority planning experience and has particular expertise in planning policy.

Over the past year, our team promoted both strategic and smaller level sites through various Local Plans, working closely with the local planning authorities and parish councils to achieve residential land allocations.

We achieved approval for a number of residential and commercial developments across East Kent, including the replacement of an agricultural barn with a new four-bedroom detached timber framed dwelling at Ham, near Sandwich (as shown above) and the replacement of stables with a new detached three-bedroom dwelling in Minster.

Prior Approval applications for conversion of agricultural buildings to residential and commercial uses continued to be attractive for our clients with recent approvals including a commercial operation in Tilmanstone and residential use in Richborough, Sandwich.

Our success at Appeal to secure polytunnels within an Area of Outstanding Natural Beauty has been important for our agricultural clients, with the essential need for the tunnels for the agricultural business recognised and no harm found to the AONB landscape or to the setting of a nearby listed building.

East Kent: Residential Developments

Our commercial and residential sales teams have worked alongside each other this year to ensure the success of a number of East Kent housing projects. We highlight a few of this year's residential schemes at various key stages of the development process.

St Richard’s Road, Deal

Along the south Kent coast at Deal, our commercial team acted on behalf of a family to sell a greenfield residential development site that was already allocated for housing in the Dover District Local Plan.

In the process of preparing the site for sale, Nick Rooke, our Commercial Partner in Canterbury, diligently communicated with each member of the family, informing them of progress as a number of issues arose. With the involvement of architect and planning consultant Clive Tidmarsh, a thorough exploratory excavation exercise identified the nature and significance of Saxon burial grounds on the site.

The proposed development has been devised to incorporate attractive landscaping over key areas of the historic site. The new owners’ scheme comprising 21 three-four bedroom homes and a number of affordable homes, is now awaiting the discharge of conditions.

Ploughing on...

It rained and it blew, but it didn‘t matter. We had a tremendous day at the East Kent Ploughing Match at Shepherdswell this year. We were very proud to sponsor the Terrier Racing – those feisty dogs caught the 'rabbit' more than once to everyone’s delight.

Save the date for next year and let’s cross our fingers for better weather in 2020.

The Open 2020

Our preparations for the return of The Open to Sandwich in July 2020 have been thorough. We have worked with local landlords to prepare their properties to the highest standard for the influx of national and international spectators at the Royal St George’s Golf Club.

Rental Refurbishments

Our Canterbury Lettings Manager, Raphael Mead, has project managed a number of successful refurbishments for our lettings clients over the past 12 months.

Drawing on his experience of the East Kent lettings market, Raphael recommends strategic improvements that will create a property with broad appeal to local tenants. That means choosing functional design, easy to maintain finishes and retaining the character of original features.
